Our Founding Partner, Richard Hall, has a passion for designing and developing very specialized properties which meet very specific needs. Below are some key metrics which illustrate his passion for developing real estate in California.



Our leadership team partners with only leading contractors, including city planners, design and architecture firms and construction and development contractors, who meet the highest industry standards.

Richard Hall – Founding Partner

Richard Hall has over 45 years of experience developing major real estate projects throughout California, with a focus on affordable housing communities. After many years of multifamily brokerage he began his real estate investment career in 1983 with joint ventures with Fidelity Federal Savings and Loan and Valley Federal Savings and Loan. In 1985 his partnerships sold their holdings prior to the future changes of the tax code which would have had a negative effect on their value. Mr. Hall then used his proceeds to buy 20 mobile home parks in California during the next 15 years. In 1998 he began developing multifamily with Section 42 bond and tax credits. During the following 10 years he developed 11 tax credit deals in California providing 1,509 affordable housing units. In 1987 he purchased Treasure Island Mobile home park situated on 29 acres of ocean front property in Laguna Beach, California with Merrill Lynch as his financial partner. During the next 10 years he formed a team of experts to develop this project into the world renowned Montage resort. At the time it was considered the most difficult entitlement project ever undertaken in Orange County which was the subject of over 125 newspaper articles. Mr. Hall has also entitled three self-storage properties, each exceeding 100,000 square feet of rentable space. Mr. Hall is a graduate of USC School of Business with an emphasis on Finance. He has also taken numerous taxation classes in the Master of Business Taxation Program.

Richard Farrell – Co-Founder and CFO

Richard is a former Investment Banker with over 23 years of experience in finance, M&A, capital raises and corporate restructures in Australia and the United States. Richard has been founder and CFO of several companies and was formerly an Investment Banker with Beerworth & Partners in Sydney Australia, where he advised on takeovers and private placements. Prior to that, Richard was with Ernst & Young Corporate Finance and formerly Deloitte Touché Corporate Finance. Richard has a BComm. (Australian National University), LLB (Australian National University) and a Graduate Diploma in Finance & Investment (Finsia).

Todd Wright – Entitlements, Site Planning and Land Use Planning

Todd has over 30 years of experience solving complex real estate development challenges, including land use approvals, construction management and real estate development. He is currently President of Real Estate Strategies & Solutions, LLC and owner of Woodley, Wright & Lynn which provides development management services, including the redevelopment of former military bases, historic rehab projects, senior housing, affordable housing, land development and commercial development. Todd was formerly a SYDA Foundation Board Advisor, Project Manager for Prometheus Development Co and Finance Manager for Lucasfilm Ltd. Todd has an MS, Civil Engineering & Construction Management from UC, Berkley and a BS, Civil Engineering from University of Michigan.

Tim Caldwell – Finance and Taxation

Tim has over 30 years of finance and taxation experience in major property development projects. He is currently Tax Partner with [    ]. Tim was formerly a Tax Partner with Arthur Andersen. Tim holds [insert credentials].
